Commercial carpet cleaning in the UK costs roughly £1 to £4 per square metre, which puts a small office around £320 and a larger 500 square metre floor in the low thousands. Most commercial quotes add VAT and set a minimum call-out of £120 to £200. Our own rate is £2.50 per square metre for a one-off clean, £2 on a schedule, with a £120 minimum and no VAT to add.

How commercial carpet cleaning is priced
Commercial work runs on the square metre, and the rate slides with scale. The Clean Space's benchmark is £1 to £4 a metre, with aggregators putting typical jobs between £2.50 and £4.50. The bigger the floor, the closer to the bottom of the band the rate falls, because setup time gets spread across more carpet.
Below a certain size the model flips: the minimum call-out of £120 to £200 takes over, which is why a tiny office can cost more per metre than a warehouse floor.
Watch the survey line too. Serious contractors confirm the rate after seeing the site, since heavy soiling or a night-and-weekend schedule moves it.
And check whether VAT is in the figure. Always. Commercial quotes are usually stated before VAT, so two numbers that look £50 apart can be identical once it's added. Ours has none to add.
What drives a commercial quote
- Floor area. The square metre count is the biggest single factor, and bigger floors usually earn a lower rate per metre.
- When it has to happen. Evenings and weekends cost more with most firms, because the carpet has to be usable by the time staff arrive. We charge nothing extra for out-of-hours work.
- One-off or a schedule. A regular clean stops carpets reaching the worst state. Industry guides cite 12 to 25 per cent off the per-visit rate for planned maintenance.
- Soiling and access. Heavy footfall areas, entrance matting and tight access all add time.
- Furniture. A floor of desks that can't move is cleaned around; a clear floor is quicker and cheaper.

Unlike most commercial cleaners, we publish ours. The basis is the same fixed-price one as our home work: the rate below builds the quote, the quote goes in writing, and the number doesn't move on the day.

A worked example. A 60 square metre office is 60 × £2.50 = £150. Add two office chairs at £10 each and the whole job is £170, in writing, locked for 14 days. You can redo that arithmetic on the back of the quote, which is exactly the point.
For very small offices and single rooms the domestic card takes over, from £40 an area with a £60 minimum visit.
No VAT on our quotes, and why that matters
We are not VAT registered. The number on our quote is the number on the invoice.
For most limited companies that's a convenience, since they reclaim VAT anyway. For VAT-exempt organisations it's money: GP surgeries, care providers, charities and many education settings can't reclaim a penny of it, so a VAT-registered competitor's quote is really 20 per cent dearer than the figure on the page. Compare quotes on the final number, not the headline one.

Questions to ask any commercial contractor
- Is the quote fixed after the survey? A per-metre rate that gets “adjusted” on completion is an hourly rate wearing a suit.
- Does the figure include VAT? The single most common source of a surprise 20 per cent. Ours has no VAT at all.
- What's the dry time, and can you work out of hours? A floor that's damp at 9am costs you more than the clean did.
- Is there a schedule discount? If you'll need this quarterly, the per-visit price should reflect it.
- Are you insured for commercial premises? Ask for the certificate; any serious contractor has it ready.
Why a fixed quote beats an hourly rate for offices
An hourly rate on a commercial floor is a blank cheque. The bigger the job, the more it suits the cleaner to take their time, and you don't know the total until they pack up.
A fixed per-site quote removes that. You approve a number, we hold to it, and you can budget the job to the penny.
